香港社會面臨的一個重大挑戰是尋找土地資源，為香港人提供體面的、可負擔的住房。多年以來，房協一直在建設符合最佳標準的房屋，並提供創新的住房解決方案，以滿足人們對房屋不斷變化的需求。本期節目我們邀請到了香港房屋協會行政總裁兼執行總幹事陳欽勉與我們分享市民所關注的房屋問題，以及房協在過去兩年面對疫情和經濟挑戰時，如何克服這些困難，幫助廣大市民解決住房需求。

主持︰HK population is continuing to age. According to the statistics, in 2011, there were around 13% of people aged 65 (or above), and in last year, it's already 20% of people aged 65 (or above). What exactly will the Housing Society do? How are we going to expedite the building speed? And how are we going to improve or to maximize the number of units for the elderly people?

香港人口正持續老齡化，根據數據顯示，2011年大約有13%的人口是65歲（或以上），而在去年65歲（或以上）的人口已經達到了20%。那麼房屋協會將如何應對呢？我們將如何加快房屋建設速度？又如何改善或最大限度地增加供長者的住房呢？

嘉賓︰Perhaps to many people, a signature development of the Housing Society in recent years is elderly housing. The Senior Citizen Residences Scheme I've mentioned earlier is launched from our vision 20 years ago, to promote ageing-in-place. We would like to enable elderly to live and age in an environment familiar to them.

也許對很多人來說，房屋協會近年來的一個標誌性發展就是長者房屋。我前面提到的長者安居樂住屋計劃，是根據我們20年前的願景推出的，推動居家養老。我們希望能讓長者在一個他們熟悉的環境中生活和養老。

The Scheme provides a "lease-for-life" residence with housing, recreation, medical and care services under one roof for middle-class elderly. Further to the first two projects which was launched in 2003 and 2004, our third project in Hung Hom Lee Kung Street is expected to be completed by end of this year.

該計劃為中產階級的長者提供了一個集住房、娛樂、醫療和護理服務為一體的「終身租住」的住宅。繼前兩個分別在2003年和2004年推出的項目之後，我們在紅磡利工街的第三個項目預計將於今年年底完成。

And to further develop elderly housing service, our latest strategy is to include the residences scheme in integrated development projects, which will have a mix of other housing types as well, like flats for sale and rental housing. And such a strategy will help to create a more vibrant and harmonious community, and also promote intergenerational living.

為進一步發展長者住屋服務，我們的最新策略是將長者安居樂住屋計劃納入到綜合發展項目中，涵蓋其他不同的房屋類型，如出售和出租房屋。這策略將有助於創造一個更有活力的和諧社區，並促進跨代共居。

As we look at our Ming Wah Dai Ha redevelopment project, it will have a mix of rental housing, flats for sale, as well as elderly housing blocks all in one community. Similar strategy is also being taken or implemented in our Pak Wo Road project, and also Kwun Tong Garden Estate Redevelopment Project.

我們的明華大廈重建項目將涵蓋出租單位、出售單位，以及長者住宅，三者都在同一個社區內。類似的策略也正在我們的百和路以及觀塘花園大廈重建項目中實施。

We also understand that people when growing older, they will have different needs of their living. So apart from building dedicated elderly units, we also produce barrier-free flats as well as units with adaptable design, which could be easily altered to meet the need of aging residents. With this adaptable design and facilities in place, residents would be able to live in the same flat throughout their lives to realize ageing-in-place.

我們也明白，人們在年老時會有不同的生活需求。因此，除了建造專門的長者單位外，我們也建造了無障礙單位和具有適應性設計的單位，這種單位很容易改造，可滿足長者居民的需要。有了這種適應性的設計和設施，住戶將能夠在同一單位中生活，實現居家養老。

主持︰So you're a top student graduated from a school called the Saint Paul's College, and after you graduated, you entered the workforce as the AO, administrative officer, and then you became the CEO of a charity organization. Now you are the head of the Housing Society. I see a common element among all these posts, which is public administration and also serving people's livelihood. Can you share with us some tips for being successful? And can you tell us, for example, the youths and youngsters in HK, give them some advice on how can they be more successful in their future?

你是畢業於聖保羅書院的尖子生，畢業後進入職場成為政務主任，然後成為了一個慈善機構的首席執行官，現在則是房屋協會的負責人。我發現所有這些職位中的一個共同要素，就是公共管理，以及為民生服務。您能和我們分享一些成功的秘訣嗎？你能不能告訴我們，比如說香港的年輕人，給他們一些建議，讓他們在未來能夠獲取成功？

嘉賓︰Yes, Edward, I can see a lot of hope in our young people. When you talk to them, you will find that many are eager to find purpose in their roles, and they would like to pursue career which could bring positive impact to the community. I entirely agree that it will be very useful for young people to identify early the purpose they would like to pursue, and also do things they have passion. Looking back at myself, I find my interest in entering into public service during my teen, and such an aspiration has led my career journey all along.

好的，我可以在我們的年輕人身上看到很多的希望。當你與他們交談時，你會發現許多人渴望在他們的角色中追尋目標，他們希望追求事業，這可以給社會帶來積極影響。

我完全同意對年輕人來說，盡早確定他們想要的目標以及做他們熱愛的事情是非常有用的。回顧我自己的經歷，我發現我在十幾歲的時候就有興趣進入公共服務領域，而這樣的追求一直引領着我的職業旅程。

The other thing I would say is life-long learning is very important, and it is particularly so in today's fast-changing world, as one may hardly rely on just one skillset for the whole working life. As for myself, I find on-the-job training as well as the opportunities of different postings during my time with the Civil Service very useful to help me to set a mindset to learn, as well as to open to new opportunities. I think setting a target and being ready to learn, right opportunities will be open to our young people, to make good impact from their own career

我想說的另一件事是終身學習是非常重要的，在今天這個快速變化的世界裏尤其如此，因為一個人可能很難僅靠一套技能走遍職場生涯。就我自己而言，在公務員隊伍工作期間，我覺得在職培訓以及不同職位工作的機會是非常重要和有用的，可以幫助我樹立學習的心態，讓我獲得新的機會。我認為，只要確定目標並準備好學習，就會有好的機會等着我們的年輕一代，讓他們得以精進自己的職業生涯。
